JOB DESCRIPTION
AIM OF THE JOB
This role is responsible for driving the strategic, financial, and operational performance of the commercial real estate portfolio through proactive asset management, value creation, customer experience enhancement, and data-driven decision-making. The role develops and executes asset business plans, maximizes asset value and stakeholder returns.
KEY AREAS OF RESPONSIBILITY
Asset Strategy, Portfolio Performance & Value Creation
- Develop and execute asset strategies, business plans, budgets, and performance targets to maximize asset value, revenue, occupancy, NOI, rental growth, yield, and long-term returns.
- Monitor portfolio performance, market trends, and competitive positioning; identify risks, opportunities, and improvement actions.
- Drive value creation through asset repositioning, redevelopment, tenant mix optimization, operational improvement, and Asset Enhancement Initiatives (AEI).
- Prepare investment cases and recommendations for capital expenditure, acquisitions, disposals, redevelopment, and other strategic initiatives.
Commercial, Financial & Stakeholder Management
- Partner with other teams to align operational, asset, and capital plans.
- Present asset performance, strategies, and recommendations to Management, investors, co-owners, and key partners, and maintain effective external relationships.
Customer Experience & Data Analytics
- Define and drive CX priorities using customer research, feedback, journey analysis, and service performance measures.
- Oversee dashboards, management reports, forecasts, data quality, and actionable insights to support asset and business decisions.
- Ensure CX and analytics insights are translated into practical initiatives with measurable business and operational outcomes.
Governance, Risk, Sustainability & People Leadership
- Ensure compliance with corporate governance, regulatory requirements, internal policies, controls, and risk management practices.
- Promote sustainability and ESG considerations in asset strategies and investment decisions.
- Provide leadership, direction, coaching, and development to team members, fostering a high-performance, collaborative, and customer-focused culture.
Other Responsibilities
Perform other duties and responsibilities as reasonably assigned by the Head of Department or Management from time to time.
JOB REQUIREMENTS
Qualifications & Experience
- Bachelor’s Degree in Real Estate, Finance, Business, Economics, Property Management, or a related discipline; MBA is an advantage.
- Minimum 12–15 years of experience in commercial real estate, asset management, investment management, or property development, with a proven track record of managing large-scale commercial assets.
- Strong experience in asset strategy, value creation, capital planning, investment analysis, and Asset Enhancement Initiatives (AEI).
- Proven leadership experience in managing cross-functional teams and senior stakeholders.
